Autumn can be an especially appealing time to sell a home. Buyers searching at this time of year are often focused and ready to make a move, while the season brings its own sense of warmth and atmosphere. Golden light, rich colours and crisp mornings can naturally enhance a property’s appeal, creating a welcoming backdrop that makes homes feel particularly inviting. Here is how to make the most of it.

The aim is simple: to create a home that feels so inviting, buyers can immediately picture themselves living there. Autumn provides the perfect backdrop, bringing warmth, atmosphere and a natural sense of comfort to every room. Add warmth through texture and colour. Swap out lighter summer cushions and throws for heavier ones in deep reds, burnt orange, mustard, or forest green. A wool throw over the arm of a sofa, a textured rug underfoot, a few candles on the mantelpiece. None of this needs to cost much, and it changes how a room feels the moment someone steps in.
You are not just selling the property. You are selling the idea of living there all year round: Sunday mornings with coffee and the papers, a film on the sofa with the curtains drawn, friends over for dinner. The more a buyer can picture that, the closer you are to an offer.

If you have a fireplace, use it. Whether it is a wood burner, a gas fire, or a bioethanol flame, nothing sells the idea of a cosy home faster than a lit fire on a chilly afternoon. Clean out any ash or dust before viewings and have it going when buyers arrive. The warmth, the smell, the flicker of the flame. These are the details people remember after they have forgotten the exact layout of the spare bedroom.
If you do not have a fireplace, candles do a similar job on a smaller scale. A few well-placed ones in the living room and hallway create warmth and atmosphere without overdoing it.
This is the one that catches sellers out every autumn. The clocks go back and the evenings draw in. A dim house feels smaller, colder, and less welcoming.
Before the season starts, check every room. Replace any blown bulbs with warm-toned LEDs. Add a table lamp or two in corners that natural light does not reach. Open curtains and blinds as wide as they go during daylight hours, and make sure your windows are clean.
For evening viewings, switch everything on before the buyer arrives. A home that glows from the outside as someone walks up the path makes a first impression before the front door is even open.

Kerb appeal does not disappear in autumn, it just changes. A neat front garden with swept paths, trimmed hedges, and no rotting leaves piled against the fence shows a property that is looked after.
Add a few seasonal touches if it suits the space. A pot of cyclamen or heather by the front door, a clean doormat, an outside light that works. Keep it tidy rather than decorative. The aim is "well maintained," not "harvest festival."
In the back garden, clear away anything that looks neglected: dead plants, empty pots, forgotten furniture left out over summer. Mow the lawn if it is still growing, and sweep the patio. A garden that looks cared for in October signals a home that is cared for year-round.
If your home is already on the market with summer photos, consider updating them. A shot of the front of the house framed by autumn colour, a living room lit by low afternoon sun, a garden with golden leaves on the trees. These images feel current and seasonal, which tells buyers the property is actively for sale and well- presented right now, not something that has been sitting on the market since June.
Ask your estate agent whether fresh photography is worthwhile. In many cases, it is.
It sounds obvious, but a cold house kills a viewing. Set the heating to come on an hour before any appointment so the property is warm when buyers arrive. Nobody lingers in a home where they can see their own breath.
If you have underfloor heating, make sure it is running. If the house has a tendency to feel draughty, check window seals and draught excluders before the viewing season starts. A warm, well-sealed home reinforces everything else you are doing to make the place feel right.

Autumn is a sensory season, and the best-presented homes lean into that. Fresh coffee, baking, or a subtle seasonal candle can set the tone without overwhelming the space. Avoid anything too strong or artificial. You want the house to smell like someone lives there happily, not like a department store display.
Fresh flowers or a simple arrangement of dried stems on the kitchen table add a finishing touch. Keep surfaces clear, beds made, and towels fresh. The details add up.
